As is the case with almost all properties on the market today, the owner has built a marketing commission into the price to pay the listing broker and buyer's or tenant's broker, also known as the co-op broker. It doesn't matter if you have a representative or not, the full fee is typically paid to one or several agents or brokers. Sellers and landlords typically desire, expect and encourage my participation in order to expose their properties to a larger number of possible buyers or tenants. They pay the same fee either way so why not have even greater exposure to more prospects through as many brokers as possible? The agent's name on the listing sign out front works for the listing broker and typically represents only the owner. The listing broker's goal is to get the best deal they can for the owner.
